Why a steel frame kit
The structure is the hard part. This is the structure — done.
A studio, office or granny flat starts with a frame that's square, strong and stays that way. Timber burns, rots, warps and feeds termites. Ordering a kit from overseas means months of waiting and no way to see it first. This is 3.0mm galvanised steel, bolted — and it's already in Mickleham.
Won't burn.
Steel is non-combustible. A timber frame is fuel.

No moisture movement, no twisting studs. Straight walls stay straight.
Termites can't touch it.
There's nothing in the frame for them to eat.

You add cladding, insulation, roofing, flooring, doors, windows, footings and fit-out. Most people get the frame up in a weekend and finish it over a few months. If you want a turnkey building, we're not the right fit — and we'll tell you that.
Supply only. We don't install and we don't manage builds. We can point you to independent installers — we don't take a cut.
The question everyone asks
Yes, you'll need a building permit.
Here's the plain version. We'd rather tell you now than after you've paid.
It's over the shed exemption.
At 18m² this is above Victoria's 10m² exemption, so a building permit is required. That's normal — it's the same for every shed, studio and granny flat this size in the state.
You probably won't need a planning permit.
Since December 2023, a second dwelling under 60m² on a lot over 300m² needs no planning permit in most of Victoria. Just the building permit.
Your surveyor will want documents.
Structural computations plus a site certificate, a soil test and a footing design. We supply full manufacturer's specifications and drawings with every frame. Engineering certification for your site is available as an add-on — ask us.
Two costs are yours.
The soil test (about $400–900) and the footing design (about $500–900) are site-specific, so they're the owner's cost. Every block is different — there's no honest way around that.

Pour your slab or set your footings to the footing design your surveyor signs off.

Bolt the long and short floor beams into the bottom corner fittings, then drop in the floor joists.

Stand the four columns and bolt the roof beams on through the top corner fittings.

Purlins and bracing
Fit the roof purlins and bottom bracing. The frame's done — clad it, roof it and fit it out at your pace.

How do I pay?
Card through our secure checkout — tap Buy the frame, then choose pick-up or delivery at the checkout. Prefer bank transfer or PayID? Message us and we'll send a tax invoice with GST. Every sale gets a proper tax invoice either way.
Do you deliver?
Yes — delivery is priced separately from the frame. Melbourne metro can be added at checkout. Regional Victoria is quoted per job, because a frame to Geelong and a frame to Mildura aren't the same truck — send us your postcode. Interstate — ask, and we'll tell you honestly whether it stacks up.
What if it arrives damaged?
Check it when it lands and tell us within 7 days — we'll replace the damaged part. Your rights under Australian Consumer Law apply regardless.

The short version of how we sell, deliver and look after your details. Nothing here takes away your rights under the Australian Consumer Law.
Terms of sale
Who you're dealing with. Bluestone Kits is a business of Bawa Builders, ABN 75 156 245 484, at 5 Cranesbill Lane, Mickleham, Victoria. "We", "us" and "our" mean that business.
What you're buying. A flat-pack steel cabin frame kit, supplied as a kit of parts with the manufacturer's specifications and drawings. It is supply only. Cladding, roofing, insulation, flooring, doors, windows, footings, services, fit-out, installation, building and planning permits, and engineering for your site are not included unless listed on your invoice.
Prices and payment. All prices are in Australian dollars and include GST. A tax invoice is issued for every sale. An order is accepted when payment is received. Delivery, where offered, is charged separately and quoted for your address.
Your responsibilities. You are responsible for checking the kit suits your site and your plans, for obtaining any permits and site-specific engineering, for footings, and for assembling the frame safely in line with the manufacturer's drawings. We do not install and we do not manage builds; any installer you engage is engaged by you.
Descriptions and images. Specifications are the manufacturer's. Images may show a display frame, a factory frame or an illustration; the kit you receive is the one described on your invoice.
Consumer guarantees. Our goods come with guarantees that cannot be excluded under the Australian Consumer Law. If something is faulty or not as described, contact us and we will put it right in line with those guarantees. Change-of-mind returns are at our discretion.
Liability. To the extent the law allows, our liability for anything not covered by the consumer guarantees is limited to replacing the goods or refunding the price paid. These terms are governed by the laws of Victoria, Australia.
Pick-up, delivery and damaged parts
Pick-up. Collect from our Mickleham yard by arrangement — message or call us to set a time. Bring a vehicle that can carry a strapped pallet; we will help load. The kit is yours from the moment it is loaded.
Delivery. Where offered, delivery is quoted per address and charged separately. Someone needs to be there to receive it. Kerbside or driveway drop unless agreed otherwise. Risk passes to you once the kit is unloaded at your address.
Check it when it lands. Count the parts against the packing list and look for transit damage. Tell us within 7 days of pick-up or delivery — with photos if you can — and we will replace damaged or missing parts. This sits alongside, not instead of, your rights under the Australian Consumer Law.
Privacy
What we collect. Your name, phone number, pick-up or delivery address, order details, and whatever you send us on WhatsApp or through this site.
Why. To answer your enquiry, process your order, arrange pick-up or delivery, issue your tax invoice, and meet our legal and tax record-keeping obligations.
Who else sees it. Our checkout and payment provider (Shopify) to process payment; a delivery contractor if you choose delivery; and WhatsApp (Meta) when you message us. We do not sell, rent or pass on your details for marketing, and we only send marketing if you ask for it.
Analytics. This site may use cookies and analytics tools to understand how people use it. You can block cookies in your browser.
